About RF Property Management

RF Property Management (RFPM) was founded in 1995. From day one, we have been dedicated to property management. Our commitment to meeting the needs of owners and residents means that we now manage an extensive range of developments, particularly in the greater Dublin area. Our staff bring years of professional experience in managing small, medium and large developments. We believe that we provide an unrivalled combination of high quality and value for money in both the residential and mixed-use developments that we manage. This gives peace of mind to owners who can be assured that their property is managed to maximize its long-term value.

Debates in Dail and Seanad Eireann in 2010 detailed many stories of developments in Dublin and elsewhere that are poorly managed, with major knock-on implications for the apartments, houses and commercial units involved.

RFPM provides tailored, high-quality support to management companies (i.e. owners) to ensure developments are managed to a high standard. Elsewhere on this site, we set out the attributes of our services that contribute to this. We have developed these approaches over the years, based on hard-won, on-the-ground experience of what works for owners and residents.

Key aspects of our approach are:

  • Understand what owners and residents want. For example, we know that in a weak property market, many owners rightly demand very good value for money. This drives our full transparency on costs and budgets and a relentless focus on testing the prices of all services against the market. It is also why we are not tied to service providers that we use on sites – we have no hidden relationships that prevent us from maximizing value for owners. We tailor our approaches to different types of developments, based on the balance of requirements of the owners.
     
  • Manage the development in a proactive way. We visit all developments at least once a week and often more frequently. This work is never delegated or outsourced to caretakers or others. By doing this, we know all of the blocks that we manage very well and actively manage them to ensure problems do not emerge or are addressed promptly.
     
  • Provide first-class staff with the expertise to deal with issues arising and the experience to make appropriate judgments. Our experienced team (see separate section) has been carefully built up to ensure that we provide high-quality frontline services at all times. The RFPM team approach to managing developments means that we provide an expert service to all owners, all year round, and you will always deal with somebody familiar with your development.
     
  • Professional approach to administration. Managing a development involves a range of legal tasks under company law, in relation to the Property Services Regulator and under the Multi-Unit Developments Bill. Failure to meet these requirements can mean a management company being struck off the Companies Register and owners being unable to sell their property. Our systems and staff ensure that developments we manage meet their legal requirements on an ongoing basis.
