Multi-unit developments create challenges for owners and residents in ensuring safety and security. Common issues include:

  • the need for secure locks on doors of blocks and of individual units (the latter being the responsibility of owners);
  • the need for good advice for residents on sensible security precautions;
  • the provision of appropriate, cost effective, lighting in all parts of the development, including in underground car parks, refuse rooms, bike storage rooms etc.;
  • the need for enclosed areas such as car parks and bike rooms to be well secured to prevent easy access by unauthorized people;
  • the need for appropriate levels of security for perimeters of developments;
  • appropriate alarms and levels of CCTV installation.


RFPM has a particular expertise in safety and security. A number of our staff members formerly worked as members of An Garda Siochana, including in Community Policing, and bring unrivalled expertise in this area. This expertise is used every week in relation to developments we manage. Our staff build good relationships with Garda stations close to our developments to ensure a rapid joined-up response to any crime-related issues that arise (which can be rare in many developments). We can review CCTV footage quickly in our office and forward it to the appropriate authorities.And we regularly discuss security issues in the dedicated newsletters we produce for owners in the developments we manage.

RFPM ensures that all developments that we manage have block insurance policies in place. RFPM has full Professional Indemnity Insurance as well as Public Liability and Employer’s Liability Insurance. A Safety Statement for each management company is prepared at an early stage.
